Which format should I purchase, PDF or CAD?

PDF: (Portable Document Format) This option, delivered via email (no shipping costs), will allow you to print as many sets required for the construction of a single home. You can also have a local design professional redraw and make changes. This is our most popular delivery option as it provides flexibility to the purchaser.

CAD: This option will provide a copy of the actual CAD file delivered via email (no shipping costs). This is a smart choice for the purchaser as it allows modifications to the original plans without having to have your design professional redraft the entire plan. If the plan is to be structurally engineered, this will save you time and expense. We will provide a complimentary PDF with the purchase of the Cad file option.

Can I return the plans if I change my mind?

Unfortunately, no. We do not offer any refunds or exchanges due to the risk of illegal copying. We want you to feel 100% confident in the purchase of our Heritage Hill Home Plans. Please be sure to read through our site carefully and reach out with any questions you have before finalizing your purchase.

How do I find out if this home has been built in my area?

We do not release this information because of privacy reasons.

Do your plans have updated building codes for my state?

Most building codes in all states are similar because they meet industry-standard minimums that are based on three nationally recognized standards. Your local building codes are enforced by your local government. Most states and counties follow codes from one of the three nationally recognized building codes. These are UBC, BOCA, and CABO which all are very similar.

What are building codes?

Building codes set minimum standards for safety regulations pertaining to how a building is built. These are used to protect the builder and owner from building an unsafe structure.

Can I change the foundation type?

Yes! Many times this is a simple change that can be modified during construction. We recommend talking to your builder or a local drafter about changing the foundation! Some modifications are more easily done on a specific type of format. We offer the two main formats, PDF & CAD, we recommend asking your local drafter who will be making the modifications, which one you will need. (Note: The purchase of our CAD file comes with a complimentary PDF.)

Can I modify these plans to fit my family's needs better?

Yes! Once the plans are purchased you can take them to a local drafter to have parts of it modified. These modifications may include but are not limited to: Adding or removing a room, adding or removing square footage, modifying the foundation type, etc. Some modifications are more easily done on a specific type of format. We offer the two main formats, PDF & CAD, we recommend asking your local drafter who will be making the modifications, which one you will need. (Note: The purchase of our CAD file comes with a complimentary PDF.)

How much will modifications cost?

Changes that are minor to moderate will cost between $250-$1,200. More extensive changes will typically cost more, while this may seem costly, having custom plans drawn and engineered from scratch can cost $5 per sq/ft. By purchasing stock plans and having them modified you will be saving thousands!
